Vietnamese bank auctions historic Hoi An properties to recover bad debts

Vietnam’s Agribank has announced a large-scale auction of properties in Hoi An’s ancient town in an effort to recover non-performing loans from businesses and individuals.

The assets are valued between VND 8 billion and nearly VND 52 billion (approximately USD 315,000 to USD 2 million).

Since early July, Agribank has issued multiple notices offering nearly 30 lots for auction, including land use rights, residential properties, and associated assets located in Hoi An and Hoi An Dong wards, Danang City.

Among the listed properties are a house at 2A Nguyen Hue Street covering over 124 square metres, and two lots at 45/39 Tran Hung Dao Street with usable areas of approximately 84 and 139 square metres. Another property at H23/11, Alley 49, Tran Hung Dao Street, with a size of more than 161 square metres, is also included.

These four properties, all in Hoi An Ward, have a combined starting price of nearly VND 51 billion (approximately USD 2 million).

Additional properties on auction include lots at 45/21 (over 245 square metres), 45/23 (approximately 130 square metres), and 45/25 (nearly 110 square metres) Tran Hung Dao Street, with a total starting price of more than VND 46 billion (approximately USD 1.8 million).

The most valuable asset in this auction is a property in Ngoc Thanh Block, Hoi An Ward, covering nearly 767 square metres with a starting price of VND 52 billion (approximately USD 2 million).

Other properties range in size from 90 to 200 square metres and are priced between VND 8 billion and VND 36 billion (approximately USD 315,000 to USD 1.4 million). These assets were used as collateral for loans taken out by various companies.

In 2023, several major banks also attempted to auction dozens of residential, hotel, and resort properties in Hoi An. Most of the assets belonged to businesses in the tourism sector.

Some of the same properties were previously offered for sale in April but failed to attract buyers. The total starting value of the nearly 30 properties listed this round is over VND 300 billion (approximately USD 11.8 million), significantly lower than the outstanding debts owed by the borrowers.
